- We lend on all types of real estate from single family homes to manufactured homes. Even if the property is unusual, for example condition of improvements, zoning, size of property, type of construction, type of property and location (i.e. rural, urban and suburban).
- Source of Income
- We use flexible underwriting to utilize all forms of income. If you can document a stable source of income or a repayment plan we will consider it in relation to the type of loan being requested.
- Credit Profile
- We use risk based pricing to provide alternative options to conventional lending. If you have less than perfect credit, or limited or no credit we may have an option for you. Our loan underwriting allows you to use the highest credit score of any borrower, not limited to the primary wage earner. Some borrowers don't have a credit score due to the size of their credit file, not a problem we have no score pricing. We also don't require the payment of charge offs and collections accounts provided there are no liens on the property.
- Borrowing Entity
- We can lend to any legal entity capable of contracting in the state in which the property is located. Our knowledge and experience allows us to document loans to many types of entities including: partnerships, estates, trusts, corporations, limited liability companies, non-profits and more.
- Condition of Title
- The condition of title to real property can be an obsticle to closing a loan. Because we are the lender we can be fexible as to the condition of title. If your loan has a title problem, provide us with the preliminary report and we may find a solution.
